Ceiling Painting
Ice dam stains on Canton cape ceilings need stain-blocking primer and a full repaint of the ceiling plane to disappear.
DetailsCanton's capes and ranches get hit hard by ice dams, and the damage shows up inside as brown rings on ceilings and peeling paint on upstairs walls. We repair and repaint those rooms once the roof is sorted.

Canton sits on the south side of the Blue Hills, and its housing spreads from older Colonials and Victorians near Canton Center and Washington Street out to blocks of postwar capes and ranches and newer subdivisions on the edges of town. Reservoir Pond adds a cluster of lake houses, some converted from seasonal cottages, and the stone Canton Viaduct still carries trains over the Neponset valley. We work in Canton as part of our Norfolk County coverage, inside and out, and winter is one of our busiest seasons here.
The reason is the cape. A cape's second floor is tucked into the roof, with short knee walls and sloped ceilings close to the shingles. Heat leaks into that roof, melts snow, and the water refreezes at the cold eaves into an ice dam. Melt backs up under the shingles and comes through the ceiling. After a hard Canton winter we see brown rings on sloped ceilings, bubbled paint on knee walls and stained corners in upstairs bedrooms. The roof has to be addressed first, but the interior repair is our part.

Once the roof or insulation issue has been fixed, we check the damaged area with a moisture meter to make sure it's dry. Loose paint and soft joint compound come off, and drywall that has sagged or crumbled gets cut out and replaced. Plaster ceilings in older Canton houses may have lost their grip on the lath, so we reattach them with plaster washers before patching. Water stains bleed through ordinary paint, so we seal them with a shellac or oil-based stain-blocking primer, then paint the full ceiling plane so there's no visible patch. As a typical planning range, an ice dam repair and repaint for one upstairs room runs $585 to $1,460, and the walk-through sets the real number.
Many Canton ranches from the 1960s and 1970s still have textured popcorn ceilings. They trap dust, show stains, and are hard to repaint cleanly. Older textured ceilings should be tested before removal, since some contain asbestos; when the test is clear, we contain the room, wet the texture, scrape it, skim the ceiling smooth and paint it. While the room is cleared we often paint the walls, trim and doors too.
Lake houses around Reservoir Pond see more moisture than inland homes, so we use mildew-resistant finishes in baths and lower levels, and stain decks and porches facing the water.
Cape stairways are narrow, so we bring short planks and step ladders rather than tall equipment, and protect stair treads and railings on the way up. We cover beds and dressers in place when rooms are too small to empty, ventilate with the heat running so paint cures, and finish one room before starting the next.

Not with regular paint, which lets the stain bleed back through. On Canton ceilings we confirm the area is dry, remove loose material, repair the surface, and seal the stain with a shellac or oil-based stain-blocking primer before repainting the whole ceiling so it matches.
