Exterior House Painting
Holliston's garrisons and raised ranches peel in predictable spots, so exterior jobs start with targeted scraping, spot priming and joint caulking.
DetailsHolliston pairs antique houses in the town center along Route 16 with raised ranches and garrison Colonials on wooded side roads. We paint, stain and repair both, with the prep each era needs.

Holliston's center along Route 16 still has a run of antique houses: Federal and Greek Revival Colonials, a few farmhouses with ells and barns, and churches and small shops with wide wood trim. Outside the center, the town filled in during the 1960s, 1970s and 1980s with raised ranches, garrison Colonials and some contemporaries on wooded half-acre and acre lots. Our painters spend most of their Holliston time on that second group, and the problems repeat in a predictable pattern from street to street.
Garrison Colonials have a second-floor overhang that throws water back against the trim below it, so the paint under the overhang peels first. Raised ranches have lower-level siding and trim close to the ground, where splash-back and snow piles keep the wood wet. Near Lake Winthrop, shade and humidity add mildew. We address each with the right prep: scraping and spot priming under the overhang, cutting out soft wood at the base, and washing mildewed walls before any primer goes on.

Most failures here trace back to water rather than the paint itself. On garrisons, the overhang drip line and the joint where corner boards meet the sill hold moisture. On raised ranches, the lower course of siding and the garage door trim sit within a foot of the soil. We replace rotted sections with primed stock, caulk joints that face the weather and use a bonding primer on any glossy or chalky old finish. For cedar-sided houses, we talk through whether a solid stain would wear better than paint.
Inside, the 1970s and 1980s houses tend to need updating rather than repair: oak trim that owners want painted white, dated wallpaper borders in kitchens and baths, and drywall nail pops from decades of seasonal movement. We strip borders and paste, set and spackle the pops, sand the oak and prime it with a stain-blocking primer before the enamel. In the antique houses in the center, the work is closer to restoration, with plaster repair and careful trim prep around old window casings.
Long driveways and mature oaks mean we can usually park and stage on site, but branches over the roof and sloped back yards shape the plan. We level ladder feet on slopes, ask owners to hold off on leaf blowing and mowing during finish coats and watch the forecast for heavy pollen days in late spring. Decks get washed and then dried for at least two days before stain goes on, and we cover plantings along the foundation before any scraping.

DetailsLower trim on raised ranches and sills under garrison overhangs rot first in Holliston, and new paint won't hold on soft wood.
DetailsBack decks on wooded Holliston lots gray quickly under shade and leaf litter, so cleaning and a penetrating stain every few years keep them sound.
DetailsMany Holliston owners want 1980s oak trim and doors painted, which takes sanding, a stain-blocking primer and two coats of hard enamel.
DetailsKitchen and bath borders from the 1980s and 1990s are common in Holliston homes and come off cleanly with steam and paste removal.
DetailsSeasonal movement leaves nail pops and seam cracks in Holliston's 1970s and 1980s drywall, and we fix them before any repaint.

The overhang creates a drip line that sends rain back against the first-floor trim and siding below. Moisture gets behind the paint at the joints and pushes it off. We scrape to sound paint, check for soft wood, prime bare spots, caulk the horizontal joints and repaint. Clean gutters and a working drip edge help the repair last.
If the cedar has already been painted, staying with paint is usually the better route. If it was stained, a solid-color stain is easier to maintain and won't peel the same way. Near Lake Winthrop and on shaded lots, mildew resistance matters either way. We look at the current coating at the walk-through and explain the tradeoff.
Most Holliston raised ranches take four to seven working days, depending on rot repair, the number of colors and the weather. Prep takes the most time. We give you a start date and a rough end date, and we tell you right away if rain pushes the schedule back.
