Why two Quincy jobs that look alike can price far apart
Prep is the largest line on almost every estimate we write. Walls that need a light sand and two coats are quick; horsehair plaster with cracks, loose keys and three layers of old paper can take longer to prepare than to finish.
Access is next. A first-floor bedroom and a third-floor gable on a Wollaston two-family are different days of work, and narrow side yards, permit parking near the Red Line and summer beach traffic all add staging time.
Then there is the paint itself. Pre-1978 surfaces get lead-safe containment and cleanup. Oil-based trim needs a bonding primer before latex. Wallpaper with a large repeat or a half-drop match uses more rolls and more hanging time than a plain stripe.
- Condition of the surface and how much repair it needs
- Height, staging and parking
- Lead-safe work on pre-1978 paint
- Number of colors, sheens and cut lines
- Paper type, repeat and match
- Furniture moving and occupied-home scheduling
Questions about painting prices
Are the prices in the Cranston Paint cost guide quotes?
No. They are typical planning ranges for Quincy-area jobs in 2026. Your price comes from a walk-through where we measure, test the old paint and plaster, and write up the exact scope.
Does the painting cost guide include paint and materials?
Yes, the ranges assume we supply standard paint, primer, caulk, patching and paste. Premium lines, specialty primers or a designer paper you supply can move the figure up or down, and we show those on the estimate.
Why is wallpaper priced per square foot or per roll in the cost guide?
Hanging time depends on the wall area, the paper type and the pattern match, so we price labor that way and list the roll count separately. Removal of old paper and wall prep are their own lines.
Can I lower my painting price by doing the prep myself?
Sometimes. Moving furniture and clearing rooms helps. Scraping, sanding and patching are best left to us on pre-1978 houses because of lead dust, and because poor prep is the usual reason paint fails.
