Exterior and interior painting for Milton homes (02186)

Milton's big Colonial Revival and Shingle Style houses carry a lot of wood: cornices, columns, porches and long runs of trim. We repaint them with the carpentry and prep that stop paint from failing at the same joints again.

Painting and paperhanging in Milton

Milton runs from the Neponset River at Milton Village up to the slopes of the Blue Hills, and its housing follows that climb. Along Adams Street and up on Milton Hill you'll find large Colonial Revival and Shingle Style houses set back on deep lots, many from the late 1800s and early 1900s. Capen Street and the streets around East Milton Square mix Victorians, Foursquares and handsome 1920s Colonials, while the Eustis Estate on Canton Avenue shows how far Milton's architecture reaches back. We serve Milton as part of our Norfolk County coverage, and our painters are on Milton streets through most of the season.

What these houses have in common is wood, and a lot of it. A typical Milton Colonial Revival has paneled corner pilasters, deep cornices with returns, porch columns, dentil molding and dozens of sash windows. Every joint in that trim is a place for water to get in. When we're called to Milton, the complaint is rarely that the paint looks dull. It's that the same column bases and cornice returns peel every few years, because the wood behind them is soft. Fixing that is half of every exterior job we price in this town.

Why trim fails first on Milton's Colonial Revival houses

Column bases sit in water that runs off the porch floor, cornice returns collect snowmelt, and window sills face up into the weather. On a Milton house with eight decades of oil paint, those spots crack first, water wicks into end grain, and rot spreads under paint that still looks intact. We probe every sill, base and return at the walk-through. Small soft areas get cut out and filled with epoxy consolidant and filler; larger sections get a Dutchman repair with matching species, and failed column bases are rebuilt. Only then do we prime with an oil primer and finish with two coats of exterior acrylic.

Because nearly every Milton house in this range predates 1978, we presume lead paint and set up lead-safe containment: ground plastic, misting before scraping, HEPA sanding and daily cleanup checks around foundation plantings.

Plaster walls and wallpaper in Milton's older interiors

Inside, many Milton houses still have horsehair plaster on wood lath. It's a fine wall when it's sound, but a century of settling leaves long stair-hall cracks and ceilings where the plaster keys have let go. We reattach loose plaster with plaster washers and adhesive, tape and fill cracks with setting compound, and skim coat where the surface is too rough to paint well. Dining rooms and front halls here often carry wallpaper, sometimes three layers deep, and we strip, size and rehang with liner paper where the plaster needs a forgiving base.

Staging tall houses on Milton Hill and near the Blue Hills

A three-story Shingle Style house on a slope can't be painted safely from a ladder alone. We plan staging and ladder positions around steep drives, retaining walls and old plantings, and we protect slate walks and stone steps from ladder feet. Tree canopy near the Blue Hills keeps some walls damp into late morning, so we start on the sunny elevations and move around the house as the day dries it. Narrow streets off Capen Street mean we keep our vehicles tight to the curb and out of neighbors' driveways.

Questions from Milton homeowners

Can you repair rotted columns on a Milton Colonial before painting?

Yes. On Milton porches we often find column bases soft from years of standing water. Small areas get epoxy consolidant and filler; badly rotted bases are rebuilt, and we look at how water reaches them so the repair lasts. The carpentry is priced line by line in the written estimate.

How do you handle lead paint on a pre-war Milton house?

We treat older Milton houses as containing lead paint. That means ground plastic around the foundation, misting surfaces before scraping, HEPA-filtered sanding and vacuuming, and a cleanup check at the end of each day. We keep pets and children's play areas out of the work zone until cleanup is done.

Is it worth skim coating cracked plaster in a Milton house before wallpaper?

It depends on how rough the wall is. For a Milton dining room with hairline cracks, liner paper over repaired plaster is often enough. If the surface is wavy or patched in many places, a skim coat gives a flatter base. We show you both options on the wall itself.

When should a Milton homeowner book an exterior repaint?

Call in late winter or early spring for a Milton exterior. The painting season here runs roughly May through October, and large houses with carpentry need longer blocks of dry weather. Booking early lets us schedule the rot repair first and paint in the steadier summer stretch.
