Southborough center, where Main Street meets Route 85, has the town's old core: antique Colonials and Federal houses, churches and town buildings, with private school grounds nearby. North of the center, the Sudbury Reservoir and its protected watershed land keep large stretches of town wooded and open. Most of the newer housing came in the 1980s through the 2000s as large Colonials on wooded one and two acre lots. Our painters split their Southborough time between those two kinds of houses, and the techniques differ a lot.
The antique houses need careful, lead-safe prep: hand scraping, sash and sill repair and priming suited to old wood. The newer Colonials need what any house does after twenty or thirty years in the woods: mildew washing, trim joint repair and a full repaint, often with a deck to stain. Inside, Southborough owners call us for wallpaper on both ends of the job: stripping dated borders and builder-era papers, and hanging new grasscloth, prints or murals in dining rooms, powder rooms and home offices.

On antique houses near the center, we scrape and sand to a sound edge, reglaze dried-out sash, replace sills and corner boards to match profile and prime bare wood with an oil-based primer. Exterior changes in a local historic district may need review, so owners should check with the town first. On newer Colonials, we wash off mildew, replace split finger-jointed trim, caulk joints and apply two coats of exterior acrylic. Shaded walls near the reservoir woods get a mildew-resistant finish.
Removal and installation come in roughly equal measure. Many 1990s homes still have borders and patterned papers in kitchens, baths and bedrooms, which we strip, wash and prep for paint or new paper. On the installation side, owners ask for grasscloth in offices, bold prints in powder rooms and wall murals in kids' rooms and dining rooms. We prime with a wallcovering primer, hang a liner where the wall needs it and plan seams and pattern repeats before the first panel goes up.
Long driveways and big lots usually give us room, but steep wooded slopes, stone walls and plantings close to the house set the limits. We level ladder feet on slopes, protect walls and beds with drop cloths and agree on parking before day one. Exterior jobs run from late May through early October, with shaded walls saved for the warmest afternoons. Wallpaper and interior work fill the rest of the year, so a winter walk-through can line up both.

Usually, yes. We score lightly, steam or soak the border, peel it and wash the paste residue off. If the original drywall was never primed, the paper can pull the face paper off, so we test a small spot first. Any torn areas get sealed with a primer made for damaged drywall, then skimmed and painted.
We measure the wall, confirm the mural's panel sizes and decide where the main image should sit relative to windows, doors and furniture. The wall gets repaired, primed and sometimes lined so it is flat. Panels are hung in order, overlapped or butted per the maker's instructions and trimmed at the ceiling and baseboard.
Yes. Antique clapboard carries many layers of old oil paint, so we presume lead paint and work with containment, misting and HEPA cleanup. We hand scrape and sand rather than blast with water, reglaze dried sash, replace rotted sills to match profile and prime bare wood with an oil-based primer before the acrylic finish coats.
