Exterior House Painting
Most Hopkinton Colonials from the 1990s and 2000s are due for a full repaint, with trim joints and south walls showing wear first.
DetailsHopkinton is best known as the start of the Boston Marathon, but most of the town is large 1990s and 2000s Colonials on wooded lots. Those houses are now due for their second or third exterior repaint.

Every April the town common and Main Street fill for the Boston Marathon start, and the older houses along that stretch are what most visitors see: Greek Revival and Victorian homes with deep porches and tall windows. Away from the center, Hopkinton grew fast from the 1990s on. Subdivisions off Route 85 and near Hopkinton State Park filled with large Colonials, many with cedar clapboard or shingle siding, two-story foyers and big back decks. Those houses make up most of the painting our crews do in town.
A house built in 2002 is now on its second or third paint cycle, and the original builder finish often fails first. Factory-primed trim that was never back-primed cups and splits at the joints, and cedar on south and west faces weathers gray under the paint. We scrape, sand and spot prime, cut out split trim and, on shingled walls, decide with the owner between repainting and switching to a solid stain. Tall gable walls and two-story entries need real staging, which is where a lot of rushed repaints fall short.

The jobs are big, but the prep is mostly about detail. We check every trim joint, replace split or cupped boards with primed stock, seal the cut ends, caulk with a flexible sealant and prime bare wood. Fiber cement siding gets a wash and two coats of a quality acrylic. Cedar shingles get cleaned, brightened if needed and stained or painted to match the existing system. Back decks, often pressure-treated or cedar, are washed, dried and sealed with a penetrating stain so water beads instead of soaking in.
Inside, two-story foyers and great rooms with 18 foot ceilings are the projects owners put off because they can't reach them. We bring the staging, patch the nail pops and settling cracks typical of houses this age and repaint walls, ceilings and trim. Builder-grade maple and oak kitchens are often ready for cabinet painting: degrease, sand, prime and two coats of a hard cabinet enamel. In the older Main Street houses, the interior work leans toward plaster repair and wallpaper.
We avoid starting exterior work on Main Street houses in the week before the marathon, when the common and nearby roads get busy with preparations. Elsewhere, the limits are soft lawns in early spring, long driveways under oak and pine, and plenty of shade. We set ladders on boards over turf, start on the sunny elevations once the dew dries and save the shaded walls for the warmest afternoons, so each coat goes on dry wood and has time to cure before evening.

DetailsCedar shingle walls on newer Hopkinton homes weather gray and dry out under sun and shade, and a fresh solid or semi-solid stain restores them.
DetailsLarge back decks on wooded Hopkinton lots collect leaf litter and mildew, so washing and a penetrating stain every two to three years protect them.
DetailsTwo-story foyers and great rooms in Hopkinton homes need proper staging for ceilings and upper walls, plus nail pop and crack repair.
DetailsBuilder-grade maple and oak kitchens from the 2000s are strong candidates for degreasing, priming and a durable sprayed or brushed cabinet enamel.
DetailsFinger-jointed builder trim around Hopkinton windows cups and opens at the joints, so we caulk, prime and repaint before water gets in.

Many builders used finger-jointed pine trim that was primed on the face but not on the back or ends. Moisture gets in at the cut ends and joints, the wood swells and the paint splits. We replace the worst boards with primed stock, seal the ends, caulk the joints and repaint. Sound boards just need scraping, spot priming and two coats.
Yes. We bring adjustable staging or a plank setup that sits safely on the stairs and protects treads and railings. We fill the cracks that usually open where the ceiling meets the wall, prime repairs and repaint. Most foyers take one to two days, and we can do the hallway and stairwell trim during the same visit.
For planning, a full exterior repaint of a large Hopkinton Colonial typically runs about $11,650 to $24,800. Size, the amount of trim replacement, the number of colors and deck staining move the number most. A walk-through sets the real price, and you get a written estimate before any work begins.
